Global Platform Agreement & Regional Addenda

1. Nature of the Platform

Our Platform provides a technology-enabled marketplace for matching tenants with property providers. We do not own, manage, or lease properties. We act solely as a venue for independent parties to discover and communicate with one another.


The Host represents that they have the appropriate license and authority to offer this stay. Longstay.co is a marketing venue and does not determine the legal nature of the contract.

2. Global Rules of Use

Anti-Circumvention: Users shall not use the Platform to find a counterparty and then complete the transaction "off-platform" to avoid service fees.
Data Integrity: Listings must be accurate, current, and legally authorized by the property owner.

3. Scope of Service

The Platform acts strictly as a digital information matching service between Landlords/Property Managers (the "Provider") and prospective Tenants.

Regulatory Disclosure: The Platform is NOT a licensed real estate broker.

  • We do not act as an agent or intermediary for any party.
  • We do not perform "Important Matters Explanations" (*Jusetsu*).
  • We do not assist in the physical signing of lease agreements or the collection of security deposits/rent.
  • All real estate transactions must be finalized by a licensed professional provided by the Provider or an external agency.

5. Prohibited Conduct

Users are strictly prohibited from the following actions:

  • "Fee Circumvention": Directing a referred tenant to sign a lease outside the platform to avoid the Â¥5,000 fee.
  • Listing properties without the legal right to lease them.
  • Automated data scraping or unauthorized API usage.
  • Providing false information regarding property availability or tenant background.

8. Success Fees

The Provider agrees to the following platform compensation model:

Charged per signed lease agreement originated through a Platform referral.

• Invoiced monthly via Stripe/Bank Transfer.

• Fee represents digital advertising and lead generation costs.

• Non-refundable once move-in is confirmed.

• Payable only upon verified move-in or lease execution.

• Categorized as an "Information Provision & Marketing Fee."

By utilizing our matching services, Landlords and Property Managers (the "Provider") agree to the following performance-based fee structure for successful tenant placements.

Legal Nature of the Fee

  • Non-Brokerage Status: This fee is strictly for digital matching and marketing services. Our platform does not act as a licensed real estate broker.
  • No Intermediary Activities: The Platform does not conduct real estate transactions, negotiate specific rental prices, or execute physical lease documents.
  • Independent Negotiation: All contract finalizations are the sole responsibility of the Provider and the prospective tenant.

10. Governing Law & Jurisdiction

These Terms and any separate agreements whereby we provide you Services shall be governed by and construed in accordance with region specific laws.

Regional Addendum: Japan

Applies to all listings located within Japan.

Article J-1: Real Estate License Disclosure

Under the Building Lots and Buildings Transaction Business Act, the Platform declares it does NOT operate as a licensed real estate broker (*Takken*) under the Building Lots and Buildings Transaction Business Act. We do not provide contract explanations (*Jusetsu*) or act as an intermediary for lease executions.

Legal Nature of the Fee

  • Non-Brokerage Status: This fee is strictly for digital matching and marketing services. Our platform does not act as a licensed real estate broker (*Takken*) under the Building Lots and Buildings Transaction Business Act.

Article J-2: Japanese Success Fee

Fixed Matching Fee (Success-Based)US$32

This fee is strictly for "Information Provision Service" (*Joho Teikyo*) and lead generation. It is not a brokerage commission (*Chukai Tesuryo*).

Jurisdiction: All disputes regarding Japanese listings shall be exclusive to the Tokyo District Court. The parties agree that the Tokyo District Court shall have exclusive jurisdiction over any dispute, controversy, or claim arising out of or relating to these Terms of Service.
